Description in Detail
Borgo Valleverde is an expansive villa made up of a 15thcentury tower house and several expansions, a hamlet located just a short 15-minute drive from Florence and a 20-minute drive from the international school. It is packed full of potential to fit the needs of practically anyone. The main villa is flanked by several independent apartments that can be unified according to the needs of a future owner.
Currently, the main villa is spacious at 957 m2 – 10,301 ft2 with 5 bedrooms and 7 bathrooms. Entering the property through a large foyer we enter the left-wing of the property, dedicated to a large triple living room area located on the ground floor of the tower. The room has a particular angular fireplace as the tower was built at a less than 90° angle, an architectural trick to make the tower look even more imposing and tall from the outside. The back of the property is dedicated to the large kitchen, a double tavern with ample seating, and a staff apartment with a living room, bedroom, and bathroom. The sleeping quarters are located on the first floor, as is a comfortable second living area. There is a luminous studio on the last floor of the tower, which has a lot of panoramic windows.
The right-wing of the complex has 2 independent apartments which can be easily connected to the main villa if desired, adding an additional 153 m2- 1,646 ft2 of living space including 4 more bedrooms and 2 bathrooms.
On the other side of the courtyard, there are two buildings that house 3 apartments with one bedroom and one bathroom of respectively 88 m2 – 147 ft2, 94 m2- 1,011 ft2, and 56 m2 – 603 ft2. Additionally, there is 1 apartment with 2 bedrooms and a bathroom of 100 m2 – 1,076 ft2.
Hence, the property comes with a total of 6 independent apartments, which could be run as a bed & breakfast, providing privacy to guests and the owners of the main villa. This villa also makes a great private home, for holidays/summer or permanent residence with plenty of room for extended family and guests. The separate annex apartments could be in-law apartments or separate spaces for older children to stay. The rooms inside the main villa are spacious and private while also offering access to many common areas for playing games and relaxing.
Borgo Valleverde is overflowing with details built-in throughout the house that are impressive and truly emphasize the Tuscan style. The original part of the home was the tower built in the 15thcentury. Later on, the rest of the villa was slowly added around the original building. From the moment you step in the front door, you see the natural terracotta floors and wooden beams covering the ceiling. The bathrooms feature details such as unique sandstone countertops and mosaic accents on the floor custom made for the property. The extensive stone archways and cement staircases with iron details bring natural elements into the home that help it flow into the outdoor spaces with the charming pergola and water fountain. The property overlooks its own large olive grove in which there is also an open space that would be perfect to construct a swimming pool as it is already approved by the local building regulations.
Borgo Valleverde is completed by 65 ha of land, of which 58.5 ha are mainly forest lands on a nearby plot. The remaining 6.5 ha are lush olive groves and a gracious garden with green lawns and Tuscan vegetation. The land is relatively low maintenance as it is served by an automatic irrigation system. The property also has solar panels for warm water production and is self-sufficient in its water needs as it disposes of a large water source. The olive grove consists of 1,150 olive trees that can be used for the production of olive oil to serve the family, guests and sell some. Additionally, there is a wine cellar that provides a perfect storage location for those passionate about collecting wines. It’s a quiet and serene country setting with beautiful views of the Tuscan landscape create a perfect setting for large family gatherings and relaxing.
